Combining 25 years of practical real estate and business experience with cutting edge work in the areas of investment management, strategic market selection, valuation, risk management, securitization, and capital market strategies has enabled the firm to make the following contributions:
- Developed the first Real Estate Capital Market Forecast that tracks the historic and projected flow of real estate capital from all 15 major providers of real estate equity and debt. This 1996 initiative builds off The Roulac Group's long-term leadership in the capital markets area as demonstrated by their publication of the first comprehensive "Real Estate Capital Flows" report prepared for Equitable Real Estate Investment Management in 1989.
- Pioneered the development of strategic decision models that filter and organize the tremendous volume of real estate capital markets information into a focused presentation and analysis specific to a client's needs and requirements. The firm's integration of experience, information, information technology and strategic decision-making provide the foundation for specialized applications developed to meet the widely divergent needs of service providers, mortgage lenders, and owners/portfolio managers.
- Designed the first commercial mortgage risk rating system for Standard & Poor's Corporation that led to the development of the $50 billion commercial mortgage backed securities industry.
- Contributed the conceptual design of the NCREIF/Frank Russell Property Performance Index, as a special consultant to the Frank Russell Company.
- Restructured CalPERS real estate operations and decision-making structure to be more policy driven at the board level, supported by property standards, investment due diligence guidelines, performance monitoring guidelines and other risk management practices and procedures.
- Developed the first equity gap financial investment structure for CalPERS and the Summa Corporation that initiated the entrance of pension fund equity into the single-family home development market.
- Developed one of the first appraisal management systems in the industry for Merrill Lynch Hubbard.
- Assisted Freddie Mac in the creation of a valuation and loan loss estimation system for its 11,000 apartment properties, a system which has been refined and utilized broadly in the commercial mortgage securitization marketplace.
- Provided strong leadership and strategic insight to the real estate securities industry through the development of the industry's first comprehensive performance measurement and monitoring system. Simultaneously developed and published the information resources required to implement the performance measurement system and track the industry.
- Published the only detailed profile and analysis of the private limited partnership industry, bringing knowledge to the market where previously none had existed.
- Provided strategic reorganization and property analysis services to the Trustee in dealing with the bankruptcy of Maruko, the first major Japanese real estate company to go bankrupt in both Japan and the United States.
- Introduced the first conceptual model to link a corporation's business strategy to its real estate strategy and ultimately to specific real estate transactions and deal points.
